Tips & Frequently Asked Questions – How to find rental properties with LV Rental Finders

 

1. When should I start my rental search?

The rental market in Las Vegas is moving fast and properties are often gone within days. If you are not planning on moving for a few months, then our advice to you is to wait until 3-4 weeks before you need to move. This will help insure that the inventory is current and available at the time when you are ready to apply. Make sure you are ready to apply once you start viewing properties. Since we have access to the largest selection of rental properties in Vegas with up-to-the-minute inventory these properties are very time sensitive. You will be notified via email within minutes of the property being released to the market. If you see something you like, you should act fast!

 

2. What if my credit is not that good?

You are not alone. There are lots of people that have credit issues. If you have anything on your credit report that is negative, than write a short explanation letter that can be submitted along with your application. If you can get references from a past landlord, that usually helps. If you do not have a job, but do have a stable income, provide bank statements or other proof of that income. There is never a guarantee that you will be approved, but having these things ready ahead of time has helped many clients of ours.

 

3. What are the fees to apply?

Typically, the fees will be as follows, but every property will have different amounts. Some houses for rent in las vegas may not require some of these either, but we will let you know the specifics for each property.

Application Fee: $50-$75

Key Deposit: $50 (may not be required)

Pet Deposit: $300-$350

Security Deposit:  Usually 1 months rent

Cleaning Deposit: $200 (may not be required)

 

4.  I  only want to sign a 6 month lease. Can  you help me?

Unfortunately, most rentals require a minimum of 1 year lease. The competition for rental properties is tough and property managers can pick and choose among tenants.

 

5. Do you charge a fee for your service?

No. We are Las Vegas realtors and we only get paid if we help you to find a rental. When we do get paid, it is paid by the seller side (or in this case) the landlord that is listing the property for rent. You will never come out of pocket for our rental finding service.

**Please note that if you are currently working with another Realtor, we will not be able to help you. Our agents are licensed Realtors and our business is to earn commission by showing your property and helping you get into your next home fast. Our #1 goal is to establish a long term relationship with you and provide you excellent service so that you will use our agents &  MLS resources exclusively. Please notify us as soon as possible if you are working with another Realtor.***

 

6. I filled out the contact form on your website. Now what?

As soon as we receive your information, we start searching properties for you. You will get an email from us within 24 hours with the first batch of properties we have found for you that match your criteria. Within a few days, you will also get a follow up call from one of our agents making sure you were able to open our email and see the properties we sent you. We ask that you print out all of the properties you like and drive by them as soon as possible in order to narrow them down to 4 properties or less. Once you have your top 4, give us a call to schedule a showing appointment with one of our agents.

*Please note that we will schedule appointments at a time that is convenient for you, including after hours, weekends and holidays. All we ask is that you PLEASE notify us as soon as possible if you need to cancel or change your showing appointment. We want to provide you the best client service and hope that you will call us before we drive to a property if you cannot attend.

Once you have found the perfect rental property, we will act fast and provide you with all of the application materials. In most cases, you will be required to apply in person at a specified property management company. We have seen the best results in our clients who have turned in their application immediately or first thing in the morning of the following business day. Although each property may have it’s own, unique rental application to fill out, many of them will require the standard GLVAR Rental application. If you find that you will need to fill out a different form, you can simply transfer the information you already filled out on this form to the correct version.

 

7. What areas of town do you service?

Right now, LV Rental FInders helps you find rental properties in the entire SW, West & NW Las Vegas. As we plan on adding more agents to the team we will be able to cover larger areas of the city.

 

8. What other services do you provide?

We are licensed Las Vegas Realtors and are here to help you with all of your real estate needs. If you would like to buy a home after you find a rental property, just let us know and we can guide you. If you have questions about short selling your home or just want to know what your home is worth, call us or fill out our seller form here, and we will treat you like family.

 

9. I didn’t get very many properties in my email? How can I get more? 

Call us at  702-701-0144.  Or email us at rentals@lvrentalfinders.com. Lets talk about your search criteria and find ways that we can expand it. Are you willing to add additional areas of town to search? Are you willing to increase your monthly rent price by $50 or $100? Doing these small things will help your results tremendously. We want to talk to you, so please do not hesitate to call us every day if necessary, in order to get all of your questions answered. We would rather hear from you often than never at all. If we cannot get a hold of you within a few weeks of receiving your information, we will cancel your search and assume you have already found a place.

 

10. Why are so many properties unavailable when I am finally ready to see them?

Right now, the rental market in Las Vegas is moving very fast. Many rental properties are receiving multiple applications from potential tenants within days of being listed on the market. This is why we cannot stress the importance of speed. If you see a property that you are interested in on one of our emails, drive by the property immediately and contact us to make your showing appointment. The sooner you make a decision and submit your application the greater your chances for being first in line for that property.

 

11. Can I pay my security deposit in payments?

You are always free to negotiate directly with the property management company for the rental you are applying to. LV Rental Finders is not a property management company. Our specialty is helping you find and apply to the rental property you have always wanted in a fast and streamlined manner. We have access to all Las Vegas properties that are currently listed for rent in the MLS. We present all of your options to you, get you inside of them for showings and get you first in line to apply.  Negotiating your security deposit could make you a less desirable candidate if there are others to choose from, but that is entirely up to the property management company and you.

 

12. I need a house with a big backyard and grass for my dogs, can  you help? or I am looking for a house with granite countertops and no carpet what are my options?

We actually get this type of question a lot. Unfortunately we are not able to screen for these specifics in our searches. Our advice is to look very carefully at the property interior photos as well as the back and side of the house when you drive by. Most of the information you are looking for is found by taking extra time to review the photos and is one of the reasons it is so important to drive by the property first. If the property is vacant you are free to peer over the wall and see the size of the yard. After you have reviewed this information carefully, call us and arrange your showing appointment with one of our agents.
